Job Description

The main purpose of the role is to be a key member of the Regional Commercial Team in delivering profitability for the region through contractor procurement, cost planning and control, and general commercial input through the private development process.

To understand, implement and adhere to SHEQ policy and strategy.

 

Key Responsibilities:

Increase Trade Contractor Base

  • Identify new Trade Contractor Partners:
  • Meet and explain the Homes culture and 'all-risk' packaging
  • Obtain prices on standard house types on partnering agreement
  • Improve relationships with existing Trade Contractors, resolve issues that may arise and communicate requirements
  • Negotiate prices on all non-standard house types.
  • Implement group purchasing and subcontractor initiatives and carry out periodic negotiations.

'All-risk' Civil Engineering Procurement

  • Tender for 'all risk' Road, Sewers and Plot works:
  • Negotiate best value packages
  • Present for approval
  • Procure land remediation subcontract packages.

Procure New Site Starts

  • Deliver work in hand levels to match company aspirations:
  • Generate the production of private and partnership bids, including risk management where required
  • Identify and deliver negotiated further work from existing relationships
  • Influence and drive partnership teams to maximize turnover from existing frameworks
  • Pre-Start Planning
  • Provide commercial input into pre-start meetings
  • Coordinate pre-start presentation process
  • Collate subcontract RAMS and packages for approval
  • Partnerships:
  • Maximise profitability through Partnership negotiation
  • Agree the content of build contracts with RSL clients
  • Technical
  • Work closely with the regions Technical Director to fully understand the technical constraints of each scheme

Cost Planning

  • Produce detailed cost plan
  • Produce Site-start Budget
  • Monitor all potential orders against 'Bible' costs and site start budget
  • Investigate commercial viability of all modern methods of construction

Monitor & Control Build Costs

  • Generate accurate 'cost to complete' reporting.
  • Review and manage opportunities and threats
  • Manage the commercial element of new house types
  • Advise management of ongoing profitability of all house types
  • Produce and monitor cash flow against predicted levels, advice production team on ways of regaining any slippage
  • Carry out monthly valuations on site and generate subcontractor liabilities
  • Liaise with construction management on cost control and all financial matters relating to the scheme
  • Produce monthly report on variations to Site start budgets
  • Manage non recoverable variations and day works
  • Liaise with customer care on a monthly basis and manage all contra charges
  • Ensure all financial accounts are settled within 6 months of works finishing
  • Implement efficiency savings generated from ongoing initiatives
  • Provide commercial input to innovations
  • Ensure trade specifications are current and comply with all design drawings
  • Provide external monthly valuations and attend progress meetings with RSL's
  • Attend Project Team Meetings as required
